What led to our partnership with Camden Place Apartments
Since the roofs hadn’t been renovated in over 20 years, we were approached by the client, Edwards Communities, to replace the roofs at the Camden Place Apartments. Since this was an extensive undertaking, the work was divided into three phases. This current renovation is the second phase, with the final phase happening later this year.
What we were tasked to do
Since the roofs hadn’t been renovated since 2000, we replaced everything. We installed new shingles, underlayment, flashing, vents, and soil pipes.
About eight months before work began, we spent a week taking an assessment of the roofs. This was to help gauge the work that needed to be done, which would in turn determine the cost of the work. After the assessment, we sat down with the client and discussed the cost of the work, their budget, and what could be done within that budget. Once that was settled, the project was scheduled and the team began staging materials and notifying the residents. Finally, the old roofs were torn off and the work began.
Challenges
An unexpected challenge we ran into right away was discovering there were two layers of old shingles to take off. This was a setback that wasn’t accounted for and added some extra time to the project.
As with most apartment complexes, another challenge was working within tight spaces. With limited parking, it was difficult to find places to park our trucks while also allowing residents to get in and out. Since most units also had balconies, getting clear access to the roofs was another challenge.
